Rowan Lodge is an exceptional executive, family or retirement home in the much cherished village of Murthly. This 5 or 6 bedroomed property was extensively renovated in 2023 to bring all rooms up to the highest quality of contemporary living. Viewers will immediately be captured by an almost boutique hotel feel. It has been a special holiday home for our couple who have also permitted limited use by friends and carefully vetted others to enjoy the home.
The property sits on a generous favoured plot overlooking acres of open space that was previously the cricket pitch at the Murthly hospital. Nowadays it is quiet, and blissfully just the domain of the occasional dog walker or jogger. In fact, everyone seems to have a dog around here!
We describe Murthly as a little slice of heaven. Rural but not isolated. Everything you need and nothing you don’t. A small shop and post office is at the heart of the community, as is Uisge (water of life – whisky) which is our popular bar and bistro built by locals just a few years ago. A village hall caters for events and activities such as yoga and badminton. Only 9 miles north of Perth (with a good bus service) and 5 miles from Dunkeld, Murthly sits above the river Tay ensuring a myriad of recreational activities such as fishing, walking, cycling (in safety), golf close by (at a number of courses), equine activities or just peaceful living in a village that nobody can ever remember a crime, has fresh water, clean air and a superb micro-climate.
The house itself is in move-in condition. We don’t anticipate all bedrooms remaining as currently (5 + a games room). It lends well to perhaps 4 beds and additional public rooms, or an office or perhaps sewing room. There are ample bathrooms and of course 2 of the bedrooms have their own generous en-suites. Everything is well proportioned and we particularly like how the living accommodation is at one side of the property and the sleeping accommodation to the other. Some buyers are always looking for where they can add value or space. There is no need to do so here as for example the kitchen and utility room are spacious and of high quality, though the owners did consider completely opening up the rear of the property into the large and private rear garden. We think it’s fabulous as it is, and so will you. But some folks chase the wow factor! It’s all possible.
