Description
The ground floor accommodation is both extensive and adaptable with sitting rooms at both ends of the house, a generous conservatory/garden room and a lovely kitchen/dining/family room with bi-fold doors out to the garden. Whilst the current owners have modernised the property to provide a very comfortable lifestyle, they also kept many of the original features such as open fireplaces, exposed brick feature walls and beamed ceilings.
The gardens here are a real feature and would certainly be of interest to anyone with ‘green fingers’. Immediately to the rear of the property is south facing sun terrace, perfect for summer entertaining. Lawns then run down to the middle of the garden where you will find a pond which is fed by a natural spring and further lawns then run to the rear boundary where you overlook open farmland. Set to one side you will see a detached outbuilding and behind that is the old walled kitchen garden.
Situation
Mapledurwell is small hamlet in the Hampshire countryside about 4.5 miles from the centre of Basingstoke which offers excellent shopping facilities along with multiscreen cinema, sports centre, aquadrome, theatre and numerous dining options. If you prefer quieter surroundings there is a good selection of country pubs nearby and the larger, very pretty village of Odiham is less than 5 miles in the opposite direction and provides more dining options. It is also worth noting that The Gamekeepers pub is less than 400 yards walk away, just past the pond and is a great option for food and drinks. For those needing to commute to London the nearest station is Hook, about 4 miles away where there are regular services to Waterloo. Alternatively Junc.5 of the M3 is around 3.5 miles away and central London is about 45 miles.
There are good options for highly regarded private schools in the general area including Lord Wandsworth College, Wellington College, Yateley Manor, Leighton Park and Sherfield School.
