Tucked away at the far end of Llys y Foel in Mold, is this deceptive three bedroom detached family home. It's not over looked, in fact the front looks over a large area of grass with a hedge, and no houses, unlike most estates in Mold.

Pulling up outside No.9, in front of the attached double garage is parking for at least two cars with an area of lawn sat in front of the rest of the home. I'm sure, if you really needed, you could turn this area of lawn into more parking, but as you are one of only a couple of houses on this stretch of road, parking on the road shouldn't be an issue.

An open covered porch area protects the front door and you from the elements. Stepping through the front door, we enter into the hallway.

This space is kept nice and bright with natural light thanks to the glass panel in the front door. A tuned staircase leads to the first floor offering a large understairs cupboard for all those things we need, but hate to have on show.

The first door on our left as we enter the hallway, opens to the very handy cloakroom. In here we have part tiled walls for easy cleaning and a wall mounted sink, with of course the obligatory WC. A leaded frosted window lets light in and keeps prying eyes out - although it's not that kind of area.

Opposite the cloakroom is the door leading to the lounge. It's a generous sized room, made to feel even larger thanks to the twin doors that open into the separate dining room. A large leaded window looks out over the front garden and grassy views, but the focal point of the room being the real flame effect gas fire. This not only offers extra warmth, you do have central heating so don't be alarmed, but it also gives that amber glow and living flame for that certain ambiance during the cold winter months.

Double doors open into the dining room, where there is currently a large six seat table and chairs that, you wouldn't even notice was there. This is a room to dine in and in comfort, without feeling like you're going to bash your elbows on the walls when you eat. A sliding patio doors opens up to reveal the conservatory.

This conservatory has the luxury of central heating, making it an all year round room to use. It's a great space and another place for you to sit and relax, or the kids......but if it was me, I'd see if you could get a slate roof added, maybe take the existing wall out in the dining room to bring this room more into the home, but that's me....and I'm not the one buying it!

Stepping outside from the conservatory, you'll notice just how private the rear garden is. It's completely bordered by a wooden fence, and in parts a large hedge provides privacy from any neighbours hidden behind it. A shed can be found down one side of the home, and the other provides a pathway leading to the front of the home.

Another door at the rear of the home opens up into the utility room. With a tiled floor for easy cleaning, there's a work-top with integrated sink and useful storage cupboards, for the things you want, but don't need in the kitchen. You have plumbing for a washing machine and tumble dryer and above the worktop is a cupboard housing the fully service boiler. Two doors in here, the first opens to the attached double garage.

This garage could be converted into more living space, if required, however you will need to speak to your local planning department first. But if you decided to convert this, it would offer you a considerable amount of extra space in the home, further bedrooms or play room, games room, poker house....endless possibilities!

The other door in the utility opens into the kitchen/ breakfast room, and what a room this is.

Originally, it did house a table and chairs, but as you have a separate dining room, the original table was removed and more storage units were added with space for a microwave and cooker. One work surface runs the full length of the kitchen, and that's a long way, offering ample space for food preparation and also a place for our 21st century gadgetry that we've become so reliant on nowadays. There's also a large void, open in front of one of the windows, ideal for some bar stools to create a place to eat breakfast/snacks, or a social space to sip coffee before or after work and chew the fat!.
This is a kitchen, where too many cooks won't spoil the broth....and you can't say that about many kitchen today! Two windows offer different views over the rear garden and keeps it very light....no more cooking in the dark here.

Heading up the turned staircase we come to the landing and the sleeping quarters.

The main bedroom has built in wardrobes running along the whole of one wall, so if you need more space for clothes, you clearly have a problem! Ample space in here for a large double bed and accompanying free standing furniture. A large window offers lovely views over the surrounding countryside, something I wasn't expecting so close to the centre of Mold. You also have a useful en-suite.

Here you have all of the usual suspects that you'd expect to find. A pedestal wash hand basis is neatly tucked into one corner, as is the shower cubicle that not only has a rainforest shower head, but also a hand held attachment, for cleaning those harder to reach places! Finally we have the WC, which no bathroom should ever be without and a frosted window for light and privacy. Part and fully tiled walls make for easy cleaning and in neutral white too, perfect!

The second bedroom is slightly larger than bedroom three, but because of the lovely crafted turned staircase, bedroom three is actually a generous sized double bedroom as well as bedroom two. What this means is, no squabbling over which child gets the double, as they can both have one.....boxes ticked here I think.

The last room we have upstairs is the family bathroom. This again, like all of the rooms in this home, is a decent size. It fits a large corner bath in as well as a pedestal wash hand basin and WC. The frosted window does exactly what it's there for, letting light in and keeping everything else out.

All in all, this is the home you want to buy, it's tucked away down a quiet no-through road in Mold, so the kids can play out front safely. You can walk to the centre of Mold's vibrant centre within no time at all, excellent schools are also within walking distance, and all of this before you even enter the home. The house offers three large bedrooms, the main with an en-suite, there's a large kitchen with handy utility room at the end, a spacious lounge with double doors that open into the separate dining room, a conservatory with potential to become even greater, a useful cloakroom and then to cap it all off, an attached double garage, that with planning permission, could give you a complete forever home as you could extent into and above - but check with planning before you buy this, I don't want a law suit, I'm just giving you some ideas! ......so give Berry and George a call today, it'll be the best thing you do!
