Description

A stunning Georgian country house, set in about 12 acres, in the beautiful south Shropshire countryside, with equestrian facilities including indoor stabling plus further outbuildings.

Description

New House Farm dates back to 1760 and is a handsome stone farmhouse. The current owners have tastefully updated the house and incorporated the character of the house whilst utilizing the space to take in the wonderful views.

The family kitchen and breakfast room has solid oak units and a two oven AGA. There is a butlers sink and tiled flooring, an electric range oven and an integrated fridge freezer and dishwasher. Off the kitchen is a utility room with sink and space for a washing machine and a separate cloakroom with WC and shower.

The drawing room has a tall ceiling with exposed timbers, a wood burning stove and French doors opening onto a terrace.. There is also a separate dining room, with original exposed beams.

There are three further reception rooms, a sitting room with original 1760 fireplace which leads to the drawing room with oak beams and double French doors leading into the garden. There is a snug with a stone inglenook fireplace and a Clearview multi-fuel burner. There is also a cellar. The property has two staircases leading to different parts of the house.

All the bedrooms on the first floor have beautiful, original oak floor boards. The principal bedroom, known as the ‘Edwardian Room’, has an ensuite shower room and a door which leads through to the ‘Victorian Room’, which is currently being used as a dressing room. This room may be accessed via the staircase by the dining room, which is a double bedroom with storage cupboards. The first floor also has the ‘French Room’ which has an ensuite bathroom with a separate shower and free standing bath. There is a further double bedroom with ensuite shower room which boasts wonderful views.

The second floor has a double bedroom which links to a further double/twin bedroom and an additional double bedroom. These are served by the family bathroom which has a bath and shower. There is also an impressive double bedroom with an ensuite shower room.

Outside

New House Farm is approached via a private gravelled driveway into a parking area, with outbuildings on your left and the American barn stabling in front of you. A timber framed outbuilding with double doors and an open bay access, currently used as a games area, lends itself to a number of exciting uses.

There is a two storey, stone barn which, subject to the correct planning permission, has the potential to be converted and at the rear of the property there is also an open fronted stone built barn. The formal gardens are beautifully designed to take in the surrounding views and countryside. They are mostly laid to lawn with lavender beds and parterre box hedging.

The patio area which runs along the rear and side of the house is mainly south facing with a partial walled garden to the side which has a kitchen garden. Laurel hedging borders a secret garden with a pond and seating area.

A large feature of the gardens at New House Farm is the wildlife pool which brings Kingfishers, Dragonflies and Canadian Geese, to name a few. The current owner has left part of the lawned area around the pool wild, to encourage bee’s.

The paddocks are all fenced with post and rail fencing with two smaller paddocks near to the garden. A separate drive provides access to the equestrian facilities.

Equestrian facilities

The American barn stabling houses 9 brick stables, a tack room, feed store and space for further stabling if required. There is a storage room behind which has a second floor, which also could be converted, with the correct planning permission. The ménage is accessed via one of the paddocks and is 20m x 40m with rubber and sand surface.
