WHAT THE OWNERS SAY
"We’ve absolutely loved calling this place home. As it was originally a shop and a house, it offers so much more space than your normal terraced property, something that really stood out to us from the start. The three double bedrooms all on one floor was a huge draw for us, especially when our boys were younger, meaning we didn’t have an extra set of stairs between us.
One of our favourite spots has to be the garden, it’s a real suntrap and perfect for relaxing, playing, or a BBQ on a sunny afternoon. Being able to open the back door and step straight into that private space, with no one walking past, has been amazing.
We love the community feel of Crookes, whether it’s walking to The Ball pub on an evening or Sorrells bakery for a treat after school, it has everything we’ve needed on our doorstep for the past 13 years. There’s a real village vibe to Crookes where you’re just minutes from both a vibrant high street and beautiful green spaces. It really is the best of both worlds. We hope that whoever buys this house will be as happy in it as we have been."
You enter the property through the front door and into the dining room, a bright and welcoming space with a large front-facing window, chimney breast with a decorative fireplace, and built-in cupboards on either side. There’s ample room for a dining table, and a door at the back leads through to the kitchen.
From the kitchen, you can also access the living room at the front of the home, which offers generous space for seating and another large window that fills the room with natural light.
The kitchen itself has a practical layout, with units and worktop along one wall, and a window looking out over the rear garden. There’s space for a freestanding cooker with hob, washing machine, and a tall fridge/freezer. From here, you’ll find access to the cellar, a downstairs WC, the stairs to the first floor, and a door leading out to the rear garden.
Upstairs, there are three double bedrooms. Bedroom one is a good-sized double at the front, while bedroom two, also front-facing, includes a chimney breast and an access hatch to the loft. Bedroom three overlooks the rear garden. The bathroom features a bath with shower over and tiled shelving, a WC, and a washbasin with built-in storage.
Outside, there’s a paved forecourt with a raised flowerbed and a pleasant seating area. At the rear, the south-facing garden is perfect for summer BBQs, with a patio area directly behind the house and a lawn beyond, and best of all, there are no shared rights of way across it.

Crookes is one of the most sought-after suburbs with young professionals and families as it has a fantastic, vibrant high street. There is a brilliant choice of coffee shops and cafes including Cloud Coffee Co. Lisboa Cafe & Patisserie, Dana Cafe, Pom Kitchen and Crumb to name a few. For more treats, Sorrel’s Cocoa Bakery is a must and Tenaya Wine has brilliant stock for the vino lovers. For that after-work pint, again there is a great choice with The Milestone, The Punch Bowl, The Ball, Early Bar and Two Sheds.
Crookes also has brilliant greenspaces, Bole Hills stands out, there is a playground, BMX track and you can enjoy incredible views down Rivelin Valley, especially at sunset. It’s an incredibly popular spot for dog owners too.
