A double garage and two attached stores are used as a log store and boiler room. The building is of traditional timber frame construction with painted brick walls. There is ample parking to the front of the farmhouse for several cars.

An attractive courtyard of traditional farm buildings lend themselves to alternative uses, subject to the necessary planning consents. There is a separate access to access the farm, buildings and paddocks from the driveway.

Land
The land comprises predominantly permanent pasture and split into four paddocks, bordered by mature hedgerows. The paddocks all have access to mains water via troughs. There is an area of woodland and a large pond to the south of the farm buildings, with some copse in the paddock to the north.

Morrell Farm is situated between the villages of Moreton Morrell and Ashorne in Warwickshire. Morrell Farm itself benefits from a rural setting,surrounded by its own farmland.
Nestled between the market towns of Stratford-upon-Avon and Leamington Spa, Moreton Morrell is a pretty rural village, within easy access of the M40.
Moreton Morrell village has a primary school, public house, church, village hall and tennis club. Local amenities can be found in the nearby villages of Wellesbourne and Kineton, and the popular market towns of Stratford-upon-Avon, Warwick, Leamington Spa and Shipston-on-Stour provide for more extensive shopping facilities.
