Description

SITUATION
Sundowner is situated in what must be one of the most appealing locations in the locality, set as it is in the highly desirable Farway Valley. The property enjoys a sheltered yet slightly elevated position commanding glorious rural views westwards to the local landmark of Ball Hill with glimpses of the ancient Parish Church of St Michael in the distance. The property is set in mature gardens and grounds that offer a good sense of privacy. There is extensive parking and various useful outbuildings, and a paddock which rises to the east. The location although rural, is readily accessible to the market town of Honiton, and has some delightful walks and rides which emanate from the front gate. This bustling market town lies approximately 2 1/2 miles to the north with its range of shops, banks, schools, sports centre/ swimming pool and main line rail link to London (Waterloo). Access to the World Heritage and Jurassic Coast in Lyme Bay can be found approximately 5 miles to the south. Colyton
Grammar School, one of England's top mixed state grammar schools also lies approximately 5 miles to the south. During term time a bus runs from Farway to the school. Exeter, the county town of Devon, lies some 18 miles to the west with an excellent shopping centre, theatres, cinemas, main line rail link to London (Paddington), M5 access and small international airport. Sidmouth, East
Devon's premier coastal resort is some 7 miles distant and well known for its Gothic Regency architecture. It has a long esplanade, wide pebble (sand at low tide) beaches and is situated on the World Heritage Site colloquially known as the Jurassic Coast. Farway itself is a small scattered
village with the ancient and pretty Parish Church of St Michael, Primary School, Village Hall and a thriving local community.

THE PROPERTY
Sundowner is a detached bungalow that was originally a 1970’s Woolaway constructed bungalow which has been considerably re-modelled and enlarged over recent years, work that has resulted in creating the surprisingly roomy property we find today. The accommodation is bright, well-presented and adaptable in its layout, and worthy of particular mention is the 20' living room with its log burner and splendid large circular window which captures and frames the stunning rural view. There is also a large brand new extension with a modern L-shape kitchen/dining room with an Esse oil fired range cooker. The semi-vaulted principal bedroom has an en-suite shower room and access to the gardens. There are also three further double bedrooms, a guest en-suite and a large family bathroom.

GARDENS & GROUNDS
The property is approached from the lane through twin 5-bar gates which lead to a tarmacadam drive which sweeps past the property to the side and rear where there is a large gravelled parking and turn around area with space for a number of vehicles. Adjacent to this is an open fronted car port and a timber workshop/store and a timber summerhouse with verandah. Sweeping steps from the gravelled parking area lead to areas of lawn bordered and interspersed with a variety of colourful plants and shrubs, a fabulous pergola with a grape vine and pizza oven. On the north side of the property is a productive kitchen garden with raised beds, potting shed and a greenhouse. Rising to the rear of the property is an orchard area in the corner, an ideal place in which to sit and enjoy the last of the evening sun.
To the north of the property a separate vehicular access and a track leads to the field which rises to the rear and east of the property in which there are a number of very useful outbuildings including timber stores, a Nissen type building storing logs, a block built building and old galvanised iron field shelters. In all the grounds extend to approximately 3 3/4 acres.
