Description

A delightful two-bedroom cottage in the picturesque Oxfordshire borders village of Broadwell, with character features and excellent potential for modernisation.

Description

Situated on the border of Broadwell and Kencot and overlooking the delightful Grade I-listed village church is this charming semi-detached cottage with excellent potential for modernisation. The cottage is believed to date back to the late 1600s when it was used as a carriage house; it is unlisted, yet retains character features including a fabulous stone inglenook fireplace. The cottage is somewhat dated internally yet has been well maintained, and there is great scope to extend into the roof or modernise to bring it up to its full potential (subject to consents).

The accommodation comprises an L-shaped sitting room and separate kitchen, a bathroom with shower over, a good-size double bedroom with built-in storage and a second smaller bedroom. A central hallway provides access to the rear garden.

Outside
Lockyer Cottage has pretty views to the front over the church and a private gravel driveway to the side with space for one car. To the rear there is a low-maintenance courtyard-style garden enclosed by high walls for a high degree of privacy. There is space for garden furniture and attractive borders are well stocked with a range of shrubs.

Location

Broadwell is a pretty Cotswolds village situated on the Oxfordshire/Gloucestershire border, approximately 4.3 miles northeast of Lechlade. Together with neighbouring Kencot it offers an active community, with amenities to be found in the surrounding villages of Filkins, Alvescot and Clanfield, and in the larger communities of Lechlade, Burford and Witney. There are a variety of well-respected local primary schools with an excellent variety of independent schools and state secondary schools in the area.

The village is also well placed for access to the M4 (J15) and the M40 (J8) and there are regular trains to London Paddington from Swindon, Oxford and Didcot (approx. 40-60 minutes). Local recreational amenities include boating on the river Thames, sailing at the Cotswold Lakes, golf at Burford and theatres at Cheltenham and Oxford.
