Description

The Property

Situated at the end of a long private road on the outskirts of the town of Crowborough, Home Farm enjoys a peaceful rural setting on the edge of the Ashdown Forest, in the High Weald National Landscape.

The property as a whole briefly comprises:
A traditional 5 bedroom farmhouse, in need of modernisation, with enclosed gardens, gym, swimming pool and a one bedroom converted hay loft.
An array of equestrian facilities including over fifty stables, a large modern indoor arena, lunging pen, covered horse walker and a cross-country course.
A range of traditional buildings offering potential for conversion, subject to necessary consents.
A range of agricultural buildings for use as hay barns/machinery stores.
Set in about 106 acres, the land offers both privacy and protection, while also providing ample grazing and fodder to support the equestrian elements.

Farmhouse, Traditional Outbuildings & Hay Loft

Home Farmhouse is a character, stone built, period farmhouse, which sits at the entrance to the farm. With accommodation of approximately 3,376 sq. ft and arranged over two floors, the farmhouse is in need of modernisation to bring out its full potential but offers good sized family accommodation.

Features include attractive reception spaces, with fireplaces to the sitting room and study, and a wood burning stove to the
garden room.

The farmhouse briefly comprises three reception rooms, a study, garden room, kitchen/breakfast room, W.C, and to the first floor, a principal bedroom with en suite bathroom, four further bedrooms and a family bathroom.

Outside, the initial garden is mature lawned, with patio area, and leads through to a secret garden, with a swimming pool and an outbuilding housing a gym and boxing ring; ideal for outdoor entertaining.

Unique features include an attached barn, which has previously been used as a chapel, and a run of traditional outbuildings, which are currently used for storage, workshops and tack/day rooms for the equestrian facilities. These buildings are similarly requiring improvement but are attractive and spacious, and offer potential for alternative uses, subject to necessary planning consents.

Across the courtyard lies a converted hay loft with annexe and external storage areas; the accommodation is accessed via external stairs, and there is a living room with kitchenette on the first floor and internal stairs lead down to a bedroom area and a shower room on the ground floor.

The Equestrian Facilities

Positioned to the north of the farmhouse, Home Farm boasts an extensive range of equestrian facilities, ideal for a variety of disciplines and training needs.

The facilities include an impressive indoor arena, separate lunging pen and a Claydon covered five-bay horse walker with automated rotation. In total, the property offers over 50 stables, arranged across several sperate yards.

There are three principal yards; a modern American Barn with 10 internal stables, a large former agricultural building comprising 21 stables and a modern timber L shaped yard, with a further 7 stables.

There are several smaller yards positioned around the three main yards, including a timber 5 box stable block with tack room and several internal stables/stalls created within three smaller pole barns.

Supporting the equestrian facilities are two agricultural buildings currently used for storage, and a charming timber-framed Dutch barn lies adjacent to the lunging pen.

In 2018, planning was granted, under a series of applications, for removal or remodelling of the redundant agricultural buildings to create a modern and impressive, purpose-built equestrian centre, for use as a stud farm. These planning consents are now lapsed but further can be found on Wealden District Council’s planning portal.

Land

The land to the south of the equestrian facilities is easily accessed from Warren Road, a quiet no-through lane which becomes a
bridleway giving direct access to Ashdown Forest near King’s Standing. It is made up of some larger enclosures, ideal for making
hay or haylage, and some turnout paddocks reached via a series of internal tracks. This parcel of land also has a cross-country course.

The land to the north and east of the main yard has fine views towards Friar’s Gate, it also combines smaller turnout paddocks and larger fields.
