The house itself was built in the 1950s and is of traditional construction with principally rendered elevations under a tiled roof and is exceptionally handsome and beautifully proportioned from the garden side with its two bays and steep pitch to the roof. GARDENS & GROUNDS.
Undoubtedly one of the main features of Long Mead is its simply stunning garden which extends to about 0.65 acre and takes full advantage of the spectacular sea and coastal views. The grounds principally lie to the rear where there are large lawns interspersed with mature shrub beds which are profusely stocked with a vast array of colourful shrubs and specimen trees. They gently slope to the south where there is a kitchen garden and a pond, and a lower, more natural area where there is a shed and composting area. Adjoining the house is a decked terrace and a paved patio which sits right in the eye of the sun and commands magnificent views.

The property is approached over a shared driveway with each property owning the strip in front of their house. This leads to the private driveway which provides parking and access to the attached single garage. There is also a small parcel of land to the other side of the driveway.

SITUATION.
Lyme Regis has an extensive range of independent shops and boutiques and is famous for its historical harbour and Cobb. There are also many recreational and sporting facilities which include a sailing club, bowls, sea fishing and also a well-respected golf course which sits on the top of the cliff. The busy market town of Axminster lies about 5 miles to the north-west and also has an excellent variety of shops and a mainline rail link to London Waterloo. There are some excellent schools close at hand and Long Mead is within the catchment area of the ‘outstanding' Woodroffe School, and Colyton Grammar, one of the country's top mixed state schools, is some 6 miles away.

The nearby A35 (about 3 miles away) gives fast access to Exeter which has an international airport, M5 access and express rail link to London Paddington. The popular market town of Bridport, which has excellent shopping, sporting and leisure facilities, lies approximately 11 miles to the east.

DIRECTIONS.
Travelling easterly on the A3052, as you approach Lyme Regis, go through the ‘Dorset’ county sign and the ‘Welcome to Lyme Regis’ sign and take the next driveway on your right hand side. Long Mead is the third property on your left hand side.
