LOCATION
Warfleet is a picturesque and peaceful setting on the River Dart, just half a mile level walk from Dartmouth’s town centre. The Moorings is situated about 50 yds from Warfleet Creek, a small and picturesque tidal inlet with a public slipway, providing direct boat access to the River Dart. A little further on is the Southwest Coast Path, Dartmouth Castle and the tea rooms. Gallants Bower, also a short stroll away, is a stunning National Trust woodland, with commanding views along the coast path and out to sea. Dartmouth lies within the South Hams and the South Devon Area of Outstanding Natural Beauty, an area famous for its stunning coastline with sandy beaches and hidden coves. The town has all the normal amenities you would expect from a bustling market town, including two supermarkets, an M&S Food Hall, a medical centre, a cinema, a leisure centre and both indoor and outdoor swimming pools, and is home to the Britannia Royal Naval College. There is always plenty to do, with several festivals being held throughout the year, including the Dartmouth Regatta, the Music Festival, the Food Festival and the Book Festival. The nearby town of Totnes (12 miles) offers a main line rail link to London Paddington (2 hr 40 mins) and the A38 (19 Miles) provides access to the cities of Plymouth and Exeter, and the M5 beyond.

THE PROPERTY
The Moorings is situated in an elevated position with outstanding views of Warfleet Creek and the River Dart. The accommodation is well presented with all the principal rooms benefitting from sliding doors providing access to the south facing balconies and newly fitted Green Circle Windows throughout the property. The ground floor comprises a newly fitted kitchen with bespoke walnut and birch units, a central island and integrated appliances of fridge and freezer, large gas range, wine fridge and dishwasher, and sliding doors open onto a generous terrace, with fabulous views of the water. The hallway leads into a double width reception room with central feature fireplace and two sets of sliding doors, again onto a full width terrace overlooking the water. There is also a utility, shower room and large double bedroom on this floor. An open tread spiral staircase rises to the first floor which offers three large double bedrooms, all with half vaulted ceilings, mezzanine levels and fitted wardrobes. Two of the bedrooms have en suite bath/shower rooms, and all three have sliding doors leading to either the full width south-facing balcony or the Juliet balcony. There is a well-appointed family bathroom on this floor.

Under the lower balcony is a bright and spacious room, which has been used as an artist’s studio, but would make an ideal gym, playroom or home office. The room has external access, three large picture windows, and access to the basement under the house which comprises four large storage rooms.

OUTSIDE
The gardens are a wonderful feature of the property with well-established shrubs such as hydrangeas, rhododendrons and camellias, a well-stocked rockery and various seating areas making the most of the superb views. Beyond the gardens, the grounds extend into a small, wooded area. To the front of the property, there is off street parking and a garage.
