Description

An outstanding predominantly 15th century Grade II listed property of immense charm set amidst established grounds of almost 2 acres.

Description

Coming to the market for the first time in over 55 years, Tilden is a most impressive timber framed property which is understood to date in part from the 15th or early 16th century with later alterations. Surrounded by well established level gardens and grounds of just under 2 acres that abut neighbouring farmland, this fine example of a medieval hall house, exudes an abundance of charm, character and period features, including ancient timbers and the Warham coat of arms depicted in a leaded light panel. We understand that the house may have, at one time, been home to Agnes Warham, a relative of Archbishop Warham, the last Archbishop of Canterbury before the reformation.

The property lies under a mile from the village of Headcorn where there is a good range of amenities and mainline station with frequent services to London, the village of Marden is about 7 miles away, whilst the towns of Tenterden and Maidstone are about 9 miles equidistant both with excellent shopping and leisure facilities and the latter having two mainline stations with frequent commuter services to London and Ashford.

The owners have dedicated a number of years to the sympathetic restoration of the house but there is still the opportunity for updating by the future owners (subject to the necessary planning consents). Internal accommodation is arranged over three floors and it features a wealth of exposed oak timbers and beams, fine inglenook fireplaces to the principal reception rooms and good ceiling heights to the majority of rooms.

The main reception rooms enjoy an outlook over the attractive gardens. They comprise a beautiful sitting room with an adjoining snug/library area and door to the garden and a formal dining room with parquet flooring and wood burning stove. The entrance hall has an impressive dragon beam, polished brick floor and an oak staircase leading up to the first floor. The kitchen has a range of fitted cupboards and space for various appliances. There is an adjoining breakfast room and a boot/utility room, completing the ground floor.

On the first floor there are three good sized bedrooms, a further room currently used as a bedroom, a dressing room and two bathrooms (one being en suite). Oak steps lead up to the substantial attic floor where there is a further bedroom and a study.

Tilden is accessed over a shared drive which culminates in a good area of parking to the side of the property and the open bay garaging and wine store. The mature, well established gardens surround the house with expansive lawns, interspersed with roses, a pond, fruit trees including crab apple, plum and apple and various specimen trees include a catalpa and a tulip tree. A belt of native woodland screens the gardens to the south west. There are a number of useful outbuildings which have been used as wood stores.

Location

The village has an extensive range of shops including a bakery, butcher, two delicatessens, a mini supermarket, a hardware store, post office, pharmacy, two public houses and a variety of restaurants/ tea rooms; also doctor's surgery and dentist. Major supermarkets can be found in Tenterden, with further shopping in Ashford, Maidstone and Tunbridge Wells.

Mainline rail services to London Charing Cross, Cannon Street and London Bridge can be found at Headcorn station. A high speed train service runs from Ashford to London St Pancras in about 37 minutes.

Like many parts of Kent there are an excellent selection of schools in the area. In the state sector there are grammar schools for boys and girls in Maidstone and Ashford, various local primary schools and in the private sector independent girl and boy’s schools in Ashford, Sutton Valence, Canterbury and further afield in Tonbridge and Sevenoaks.

The M25 via the A21 can be accessed at J5 and the M20 via J8 both providing links to Gatwick and Heathrow airports and other motorway networks and channel tunnel terminus.
