Description

We are delighted to offer for sale this modernised, extended and refurbished character cottage in the middle of its own one acre plot. Huish Moor is a peaceful, rural valley location with a group of approximately ten properties.

You enter through a charming porch with door to the living room with its stone fireplace and log burner. There is a dining room to the front, with its own log burner and fireplace. Behind this is the sociable well-equipped kitchen/dining room with enough room for a soft sofa as well.

From here, there is access to a full height utility/boot room with access to the rear garden and a superb ground floor office with its own log burner with direct fibre connection.

At the rear beyond the kitchen/dining room, there is a well executed single storey extension with a luxury shower room, and (the owners favourite room in the house), a summer/day living room and access to the guest bedroom, both with French door access onto the deck overlooking the garden.

At first floor level, there is a spacious landing with access to two double bedrooms, built into the(replaced) roof and additional shower room.

There is a gated drive and gravelled off street parking for multiple vehicles. There is a secure workshop with power with double car port cover and additional log/storage area. The owners have also installed a double field shelter.

The gardens are level and gently sloping, mainly laid to lawn with a stream at the north eastern corner.

The garden area includes a small stream, wildlife pond and orchard.

The property has practical hard floor coverings throughout, including Spanish Terracotta fan tiles at ground floor level and exposed wooden floors elsewhere.

There is plenty of character including exposed beams, panel doors, deep window sills and exposed stonework.

Electric heating is complimented by the log burners.

Vendors comment - Deciding the move from Franks Cottage has been a difficult decision for us to make. We love everything about the cottage, the area and the people, we even have our own Huish Moor skittles team! We have carefully and lovingly restored this old cottage, and parting with it is very sad for us, but we want to be closer to our family. If you enjoy walking there is free access to the beautiful woodland in front of the house, with Exmoor National Park very close on the doorstep as well. From the house you can watch the red deer cross the valley and at night the owls hoot softly to each other under the dark Exmoor skies. I hope someone enjoys living here as much as we have.
