Lot 1 - Buston Farm - 203.91 acres (82.51 hectares)
An attractive ironstone built farmhouse under a slate roof, Buston Farmhouse enjoys a private setting with south and west facing views over the farm.
The farmhouse is accessed via a 350 metre private drive. The drive bears left around a small orchard before turning right into a courtyard setting amongst a range of traditional farm buildings to the rear of the house.
Surrounded by gardens, the unlisted farmhouse has a partly walled garden with herbaceous borders and shrubs with a further walled garden beyond. Currently all down to a grass lawn, part of this area was previously used as a vegetable garden.

Outbuildings

On the north side of the courtyard, there is an ironstone and slate roofed open-fronted garage and enclosed garage/workshop with two room loft above, accessed by an external staircase. Attached are two open fronted ironstone and corrugated iron roofed cart sheds used to store machinery.
Forming the southern side of the courtyard is a larger traditional farm building of ironstone and slate construction, with a mixture of brick and flagstone floors. At the centre is the two storey stable with a loft above (accessed by an external staircase) with the old threshing barn and old parlour on either side.
Two ironstone and slate roofed “wings” extend further south from this building, in the form of the stables and the old piggery, and prior to the construction of more modern farm buildings would have formed a further courtyard. The stables comprise six loose boxes and a bull pen, whilst the old piggery has been used for calf rearing in recent years.
Subject to securing the necessary planning consents, these traditional farm buildings lend themselves to alternative uses, whether that be ancillary accommodation, entertaining areas, gyms or offices.
Buston Lodge
Situated at the entrance to the farm is Buston Lodge, a four bedroom farm cottage of brick and tile construction which was built in 1981 subject to an Agricultural Occupancy Condition (AOC). The cottage is surrounded by it’s garden, has off-road parking and enjoys views across the farm.

Farm Buildings
There are an extensive range of farm buildings, the majority of which formed a dairy enterprise until the start of 2024, comprising: a cattle handling building, slrry lagoon, former dairy and milking parlour, 3 cubicle sheds, covered silage clamp, Dutch barns, straw shed and former poultry sheds.
Farmland
