Situated in the heart of the Village and backing on to open farmland, Pear Tree Farm is a wonderful Grade II listed historic former farmhouse, believed to date back to circa 1460, with later alterations including a late 16th Century parlour block. Outside
Pear Tree Farm is accessed via a gated driveway off Stone Street which leads to the barn and along to a parking area at the side of the house. The attractive front garden is down to lawn with colourful flower borders and a number of specimen trees, including pear, mulberry, walnut, cherry laburnum and yew. There is a pond with an adjacent area of kitchen garden.

The rear garden has an extensive lawn, interspersed with shaped flower and shrub beds and numerous trees including beech, apple, willow and fir. There is a greenhouse and a dilapidated timber livestock shed. The paddock is accessed via a five-bar gate and is an excellent parcel of amenity land, currently down to grass.

Outbuildings
The barn is Grade II listed in its own right, and dates from the 17th Century and is timber framed, clad with weatherboard with a mixture of corrugated asbestos and pantile roof. Attached to the main barn is covered area incorporating former pigsties, stalls and a store room. The barn has considerable development potential, whether as an ancillary building or perhaps a separate dwelling, subject to the necessary planning and listed building consents. There are two further timber sheds, a 2 ½ bay cart lodge and a Nissen Hut with excellent storage space.

Crowfield is situated to the north of Ipswich and has a mixture of period and modern houses with a thriving community. It has a village hall, recreational ground with play area, parish church and a local garage, there is a good general store in the nearby village of Coddenham and Debenham has a butcher, chemist, co-op, a hardware shop as well as a couple of pubs. A wider range of amenities are available at Needham Market, Stowmarket, Framlingham and Ipswich.

Main line rail services from Ipswich and Stowmarket link to London's Liverpool Street Station in 65 and 80 minutes respectively. The region’s main road network (A14, A12 and A140) are within 3 to 4 miles.There are numerous well-regarded schools in the locality; primary schools at Stonham Aspal and Helmingham, and secondary at Debenham. There are also private schools in Ipswich, Woodbridge and Framlingham.
