    From our prominent offices situated on Mulfords Hill, Tadley, we have been servicing the property needs of our clients in the local area for many years and have built up a loyal customer base through our level of service and our honest approach to both sales and lettings.

From start to finish we take ownership of your sale and do not outsource any part of our service.     Accurate and honest market appraisals:

    Once you have registered your contact and property details with our office, a mutually convenient time to attend your property will be arranged with either a Director or Manager. Due to our local experience and expertise we are perfectly placed to discuss and advise on the best marketing methods and value guidance for your sale. The purpose of a market appraisal is to best ensure that any recommendations in relation to the current market value of your property or marketing methods are as accurate as possible. Usually lasting approximately an hour, our appraisals are based on our local knowledge and research into the current market. You can expect us to qualify and provide market research at the point of appraisal which of course we are happy to leave with you. Once completed we will confirm the appointment in writing with any additional information you may require. You can of course also benefit from services provided by our mortgage advisor Martin Lyons and our recommended solicitors Move With Us.

    We do not charge for our market appraisal service and will attend your property without obligation.

    Onto the market and photography

    We provide a range of marketing solutions to best match your individual needs, having the backing of a National brand with multi linked offices ensures that your property reaches the largest audience possible. You can expect to see your property published across a broad spectrum of marketing platforms which include Rightmove, Zoopla and Prime Location. Our national coverage coupled with our independent perspective enables us to provide a great deal of flexibility when agreeing a suitable marketing package for your sale. We are always delighted to discuss our proactive methods which are tailored for your timescales, property type and buying audience.

    Photos are extremely important, a picture paints a thousand words and will enable your property to engage with its buying audience. Providing high quality but accurate photos to best demonstrate the saleable attributes of your property will play a huge role in generating the buying interest you desire. At your convenience we will arrange a time to complete full property particulars which includes a description, photos and a floor plan. Although we will always assist in staging your property for photos, we do recommend a de-clutter prior to the photo appointment.

    Viewings and feedback

    Once you have successfully come on to the open market we will discuss the best times to group viewings together around your private and working commitments. You can rest assured that all viewings will be accompanied by a member of our team with the perspective buyer being fully registered and qualified before the viewing takes place.

    Once the viewing has been conducted, formal feedback will be provided the next available working day. If however there is an immediate offer or feedback as a result of the accompanied viewing, we will seek to contact you immediately.

    Once a formal offer is received we will confirm the offer in writing to you and will negotiate the best possible price for your property on your behalf. Once an offer has been agreed, your sales progression will be handled by the Sales Director. This Sales Director will be in contact at least once a week with updates on your sale and will help to ensure a smooth exchange of contracts and completion. We pride ourselves on our friendly and upfront approach meaning that you will be kept fully in the loop from the moment your offer is agreed through to releasing your keys.

    Looking to buy a house can seem a daunting process, at Belvoir Tadley and Hook we are here to assist you through every stage of your property purchase. From the first point of contact with our office, one of our friendly team will seek to understand your full requirements and register your details on our state of the art software system. Our software enables us to maintain an accurate database of our registered purchasers who are kept up to date 100% of the time with any new properties that come onto the market or any relevant changes with existing available properties. We are able to contact you via a range of methods which include telephone, email and text.

    Once registered we will seek to arrange an accompanied viewing on any property that is suitable for your requirements. Please remember that the more information you can provide us with, the better we can work for you to find your new home or investment.

    Once a property has been matched to your search requirements we will be in touch with a full colour brochure for your review. You may look to arrange a viewing immediately, or review the property particulars before making a booking. Viewings can be on an individual or block viewing basis and will always be accompanied by a friendly member of the Belvoir team. All viewings are accompanied to ensure that any relevant questions you may have at the time of viewing are able to be answered fully.     Registering your details

    Registering your details could not be easier, you can register on the phone or in person, why not drop in for a chat? The main thing to remember is that the more guidance you can provide us in terms of your budget, search area and property requirements, the better we can work for you to find you your new investment or home. Understanding your current situation is important to us as we look to provide you with as much relevant information as possible. We do not stop at taking a contact number and a name, we go much further in supporting you with everything from stamp duty calculations for your purchase, mortgage advice and solicitor recommendations.

    We work closely with our recommended mortgage advisor Martin Lyons who is fully independent, qualified and regulated by the Mortgage Advice Bureau. What sets Martin apart from the crowd is his attention to detail and commitment to his clients. Not charging upfront fees and being completely independent means that Martin can scour the entire lending market and ensure that he finds you the best fit regardless of the mortgage provider, not all advisors are completely independent. Martin is able to provide information over the phone and arrange a meeting either at your home or at our office, whichever is most convenient for yourself.

    It is our intention to help you at the point of registration to understand your full purchasing costs. Solicitors range in service and price, the company we recommend is a company called Move With Us.       A very professional service. I used Belvoir Tadley to sell my four bed detached house in Tadley. The sale completed in February 2016 and I was very happy with Robert and his team from the start of the process all the way through to completion. I consulted Robert initially when I was considering putting the property on the market in November 2015 and his explanation of market conditions, how to position the price, the level of interest that would result and how long it would take to sell were all spot on. The house had multiple viewings and I accepted an offer above the asking price. There were two other properties involved in the chain and Robert and the team pushed the process and kept me fully informed when any delays occurred and looked to get them resolved quickly.       "My husband and I have recently returned to the UK from living overseas for a long period of time. We were anxious to find a suitable house to buy in the Tadley/Baughurst area. In a period of two to three weeks we looked at over fifteen houses. Unfortunately, we found dealing with the majority of Estate Agents we came into contact with to be very unsatisfactory.
