    To avoid possible disappointment at a later stage, we strongly recommend that before you start viewing property you speak to a qualified mortgage advisor. Once you know exactly how much you can afford you can make an informed decision on which areas to search, the style of property, the number of bedrooms and if you can afford a garden or garage/parking.

    Accordingly we recommend that you arrange to see our Mortgage Broker Martin Strong who has direct access through the Mortgage Advice Bureau to some of the best mortgage deals available, including some exclusive deals not available on the High Street. Once a product is identified Steve can arrange a Mortgage in Principle (MIP). This document could be very valuable to you at a later date, particularly if you find yourself in competition for your dream home and you have a MIP and the other party have not. In any event, most estate agents will take you far more seriously if you can prove to them that you are a genuine buyer and have this certificate.

Like Besley Hill they will send you e-mail alerts of new properties listed in the area your search.

    A quick visit to your local agents is also worthwhile, after all you can't beat the traditional in branch registration where a face can be put to a name and your specific requirements can be discussed in detail.

    To register directly with us means that you will get alerts before the properties go live on all the major websites. Obviously the distinct advantage of this is that you will get your foot in the door before others and potentially you could be one of the first to view.

    Finding the Right Property
    Now that your finances are in place and you have registered with websites & agents, its time to view properties. When you identify a potential property of interest we suggest that rather than email the agent to view you telephone and request a mutually convenient time/date to view..

    When viewing, follow some of our top tips;

    - Drive-by the property. Often this will be a very valuable exercise and may save you wasting your time at a later date
    - Scout the neighbourhood. Drive down one evening and see what the neighbourhood is like.
    - Bring a relative or a friend with you. Its always great to have an extra pair of eyes to spot problems you may have missed
    - Take your time. Its the biggest purchase of your life, so check the lights, water pressure, cupboards, windows, etc . In older properties keep an eye out for potential problems, such as damp or structural movement.
    - Ask questions. Ask the estate agents or the seller questions about the property. If you spot damp patch, ask about its history. Has it been treated? and so on....
    - Be Friendly. Build a relationship with the agent who is probably dealing with dozens of clients, after all you want to be the one the agent calls when he gets a new listing. Often being friendly to the seller/estate agents will be helpful if you offer on the property.
    - Feedback. Please provide the estate agent with feedback when requested, this information is not just valuable for the seller but will also allow your agent to build a picture of your exact requirements. When we repeatedly leave messages requesting feedback from clients who refuse to reply, you are rapidly heading for the achieve bin!

    Getting your Offer Accepted 
    Once you have viewed the property and feel that it is the one for you, Its time to make an offer. Contact the negotiator that showed you the property and speak to them about making a suitable offer. Usually they can give you background information about historic offers and what the vendors expectations are.. Don't be afraid to make a lower offer, after all if its too low and rejected, you can always increase. However, do be sensible with what you put forward you don't want to offend the vendor and get off on the wrong foot. 

    If you offer through Besley Hill, you will need to be financially qualified before the offer is submitted to the seller. Make sure you have bank statements, mortgage in principle documents, broker details or chain details ready for us.

    Instructing your Solicitor

    Once you have agreed a purchase price you will need to instruct a solicitor or conveyancer to handle the legal paperwork. Choosing the right solicitor is important for the efficient progression of the sale. If you choose a local, experienced solicitor, you are much more likely to experience a smooth trouble free transaction that if you use a large conveyancing firm on-line. In this respect cheapest is definitely NOT best!

    Sales Progression 

    Our experience has taught us that the most stressful time for any sale is in the period leading up to an exchange of contracts. It can be both emotional and frustrating at times when nothing seems to be happening, therefore it is essential to keep good lines of communication open with your agent who will be doing everything possible to progress your sale and keep you informed of developments.

    Exchange & Completion 
    When you have agreed upon a date, your solicitor will request that you sign the contract and pay your deposit (usually 10%). At this stage your solicitor will exchange contracts and a completion date will be set. Its now time arrange time of work, removal men, pet/child cover & enlist friends/family to help. Once the money has been transferred on the day of completion the estate agent will have authority to release the key to you. Congratulations, you're now home owners.

    You are required to have an up to date Energy Performance Certificate to market your property. This provides the prospective buyers with information regarding the energy performance of your individual property. We work closely with a local expert Inspector who will visit your property to obtain the necessary information required to compile the Report and this will be provided direct to the branch to ensure that there is no delay in marketing your property. The Report will belong to you and will be valid for a ten year period. If you currently hold an EPC for your property it is important to consider whether any changes have been made since the supply of the certificate that may have affected the energy performance of the property (for example, a new central heating boiler or loft insulation).

    CONVEYANCING SERVICES

    Besley Hill work with a Panel of local Solicitors that have been chosen for their expertise in conveyancing. A no obligation quotation can be provided to you upon request. We suggest that you obtain this at the time of marketing your property as the information provided will enable you to accurately budget your move.

    All of our Panel Solicitors work closely with our branches to ensure that you receive the highest standard of CUSTOMER CARE to ensure you are kept informed at all times.
