    FULL COMPLIANCE

    As part of our letting service, we handle all aspects of tenancy agreements and deposit registration. We also provide guidance to landlords to ensure their property complies with current legal regulations, this is all included in our fee.

    Once we find suitable tenants for your property, we use a highly efficient independent referencing company to vet them. Upon approval, the tenants sign the tenancy agreement, transfer the deposit, and begin paying rent.

    ASSURED SHORTHOLD TENANCIES

    Most clients choose to let their properties using an Assured Shorthold Tenancy (AST) agreement for an initial fixed term of either six months or a year, with the possibility of renewal thereafter.

    FINDING YOUR HOME

    Once you've found a property you'd like to view, please reach out to our lettings team  to arrange a viewing. Given the fast moving nature of the rental market, we often have pre-booked slots, so it's best to call as soon as possible to secure your appointment.

    When you call to schedule a viewing, you'll be asked a few simple questions, such as your annual salary, your partner's salary, whether you receive any benefits, and if you have a guarantor. Having this information ready will help streamline the process and ensure you're able to move forward with the property if it's a good fit. Rest assured, this is not an interrogation but a way to efficiently determine your suitability for the property and save you time.

    SUMMARY OF FEE'S PAYABLE BY TENANTS
    Please be aware that your tenancy may be subject to the following fees. All charges include VAT at the current rate of 20%, but these amounts may change if the VAT rate increases.

    For All Tenancies:
    Holding Deposit: Equal to one week's rent*.
    Advance Rent: Less the holding deposit paid.
    Security Deposit: Equivalent to 5 weeks' rent.
    Changes or Amendments to Terms During Tenancy requested by the tenant: £50.
    Late Rent Payments: Charged once rent is 14 days overdue, at a rate of 3% above the Bank of England base rate, starting from the first day of arrears.
    Lost Keys or Security Devices: Charged at the actual cost of replacement.
    Early Release: If you request to end the tenancy earlier than the end date specified in the tenancy agreement (or in accordance with any break clause), your landlord is not obligated to agree to this request. However, if the landlord does agree, they may require you to reimburse them for any financial losses incurred as a result. This could include, but is not limited to, the equivalent of the letting fee already paid by your landlord to us, calculated on a daily rate from the date you wish to end the tenancy until the date you are contractually able to do so.

    * This amount is paid once your offer for a property is accepted. It will be deducted from the total balance due at move-in, so you are not paying it twice. Please be aware that this deposit may be forfeited if you later withdraw your offer, if the tenancy does not proceed due to providing misleading or incorrect information, or if your credit references fail

    Mark, who grew up in Dereham, boasts over 17 years of experience in the estate agency industry. His career began in 2007 with Hammond & Stratford, previously known as hammondlee, a small independent agency in his hometown Dereham. During his time there, Mark gained valuable insights into the property market. As the agency grew, Mark showcased his versatility and commitment by taking on various roles. In 2018, he made a pivotal transition from sales to managing the lettings division, Dragonfly Lettings. Though he enjoyed the challenges of sales, Mark soon discovered that his true passion lay in lettings. His expertise and dedication led to the successful expansion of the lettings business into a highly respected and recommended agency. 

    In 2024, Dragonfly Lettings was acquired by another company, marking a significant shift in Mark's career. Embracing the change, he joined his partner Becky at Butterfly Lettings, where together they embarked on this exciting new chapter. Mark is a member of ARLA propertymark and is known for his meticulous attention to detail and strong work ethic. 

    Outside of work, he enjoys time with his family and enjoys chasing after his 2-year-old son, Archie. In his rare moments of free time, Mark loves going fishing and enjoys watching Formula 1 and football.

    Becky Dolder
    Becky, who grew up just outside of Diss, has accumulated over 13 years of experience in the property industry. She began her career in 2011 with Hammond & Stratford, formerly known as hammondlee, in Attleborough. Through dedication and hard work, she steadily advanced to the position of Branch Partner, where she played a pivotal role in transforming the office into the town's leading agency. Becky has a passion for property and loves working with people. In the summer of 2022, she welcomed her son Archie and took a year's maternity leave before returning to the industry.

    In 2024, Becky sought a fresh challenge and co-founded Butterfly Lettings. Working alongside her partner Mark, Becky aims to utilize her extensive sales experience to provide landlords with valuable insights on making smart property investments. Her goal is to help clients identify promising opportunities and confidently navigate the lettings market.

    Now living in Hingham, Becky loves the country lifestyle and spending time with her family. She has a passion for gardening, so if she's not cutting her grass, you'll likely find her exploring the many activities Norfolk offers with her energetic 2-year-old.
