Fully managed property service
Whether you own one rental property or have a business with a portfolio of properties, you want to maximise the return on your investment/s.

Throughout the term of ownership, your property should be generating a good income for you and when you come to sell the property your aim is to get the best profit from selling a well looked-after, attractive property.

Managing your property during its lifecycle is time-consuming and it can be stressful dealing with tenants and maintenance issues, which is why we offer a Fully Managed property rental option to:

Prepare the property for rental

· Arrange safety checks and certification (EPC, Gas Safety, Smoke Alarms, EICR, PAT, LRA)

· Organise repairs/decoration

· Marketing & advertising the property (leading property websites, to let boards, social media, existing database of potential tenants)

· Take professional photographs and videos of the property

Find and vet new tenants

· Arrange and conduct viewings

- Carry out extensive referencing and ID checks on tenants

· Sign lease agreements and legal documentation

· Tenant 'move in' inventory and digital Check-in report

· Register deposit with Scotland's leading tenant deposit scheme

Manage tenants

· Register with local authority

· Notify the local council

· Conduct routine inspections

· Manage tenancy issues and disputes

· Collect rent and chase late payments

Maintain property

· Manage repairs and maintenance issues

· Carry out periodical safety checks

· Review rent annually

Termination of Tenancies

- Issue termination notices

- Conduct check-out inspection

- Return deposit accordingly

- Notify Council Tax department of end date

If you have the time, and are happy to manage the tenants and property yourself, we also offer a Tenant Find Service where we will market your property to maximise your rental income, carry out viewing with potential tenants and take them through the leasing and ID checking procedure including taking the first month's rent and lodging the deposit with SafeDeposits Scotland.

When not at work, Shannon enjoys spending her time hill-walking.
