Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.

    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement
    • £150.00 New schedule of condition
    • £120.00 Tenancy reference fees
    • £180.00 Re-Marketing costs
    • Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

    Zannette joined Symonds & Sampson in 2023 as a Residential Lettings Administrator in our Poundbury, Archpoint House Office. 

    She has spent many years living in the Channel Islands where she undertook a number of roles in property, as an RGN, and most recently heading up Civil Service in Sark, where she instigated and completed the first census of the island for over 50 years. There is little that can phase Zannette, and her confident, capable and friendly nature are recognised by colleagues and clients alike. 

    When not working, Zannette loves bargain hunting in charity shops, gardening, and her time as a member of her local Methodist Church community.

      Richard's experience in property dates back to 1982, when he qualified as a Land Agent in West Sussex. He spent several years in Residential Sales in the West End of London before moving to Dorset.

She is also the Managing Agent for the Millstreet Housing Society, overseeing the management of properties in Fordington in Dorchester. She is MNAEA and MARLA qualified.

      Kate joined Symonds & Sampson in 2013 and is a MNAEA qualified Residential Sales Negotiator in our Dorchester Office. 

      Kate's career in property began after graduating from Oxford Brookes University, when she entered into the industry in her 'home town' of Bristol. She moved to Dorset in 2008, continuing to work within the industry, and bringing a wealth of experience in all aspects of Residential Sales when she moved to Symonds & Sampson. 

      Surf ski kayak riding is Kate's sporting passion, but if sea conditions aren't favourable, you'll find her enjoying the countryside with her dog.

      Ryan is a graduate of the College of Estate Management and has over 20 years of experience in Residential and Commercial Property formerly in Berkshire and since 2011, in the local area. He joined Symonds & Sampson in 2019 and became a Partner in 2024. 

      An expert in Property Management, Ryan is also an RICS Registered Valuer, an Associate member of the RICS, has an NFOPP level 3 Tech Award and is ARLA Propertymark qualified. His vast experience in selling, buying, letting and managing residential and commercial property, including management company administration. His expertise in this area has enabled the management side of our commercial department to flourish. He also carries out a variety of Landlord and Tenant negotiations including rent reviews, lease renewals and tenancy disputes.       Lee joined the firm in 2024 as a Commercial Property Manager based in our Poundbury, Burraton Yard office.

      He plays a pivotal role in the Commercial Property Management team, collaborating with clients and colleagues across the southwest and handling a wide range of tasks and projects to ensure the effective management of commercial properties. His work includes overseeing leases, coordinating maintenance, and optimising property performance for landlords and tenants.

      With 15 years of residential and commercial sales and lettings, Lee has earned a reputation for delivering outstanding results. He is skilled in managing complex transactions, understanding market trends, and fostering strong client relationships.
